ESH advises abrdn on sale of West Midlands retail warehouse shed let to UK leading outdoor retailer
Abrdn, represented by ESH, have disposed of the Go Outdoors in Coventry for £4,500,000. The purchaser was a Private Property Company.
The property extends to approximately 48,813 sq ft and is let to Go Outdoors until January 2031, at a recently rebased rent of £7.38 per sq ft. WAULT 4.5 years to break and 9.5 years to expiry.

CBRE IM disposes of DIY anchored Essex retail park
ESH have advised CBRE Investment Management on the sale of Pelican Retail Park in Rayleigh to CBRE Capital Advisors for £15,025,000.
The scheme comprises approximately 50,205 sq ft at an average rent of £20.10 per sq ft. The scheme is let to Wickes, Pure Gym, Pets at Home, Bensons for Beds and McDonalds. WAULT of 6.1 years to break and 7 years to expiry.

Edgerley Simpson Howe advised abrdn on the sale of Interchange Retail Park Phase 2 in Bedford to Mayfair Capital for £14,900,000.
The 77,255 sq ft subject property is let to SCS, Dreams, The Range, Simply Gym, Burger King and KFC.

Edgerley Simpson Howe have advised their client on the disposal of Russell Street Retail Park in Darlington for a sale price of £1,800,000. The purchaser of the asset was London Cambridge Properties.
The scheme is let to Halfords and BHF Homestore at an average rent of £8.50 per sq ft, with a WAULT of 5 years to break and 7.5 years to expiry.

Abrdn disposes of fully let East Midlands retail park
A managed fund of Abrdn, represented by Edgerley Simpson Howe, have disposed of the long leasehold interest in Augustin Retail Park in Grantham for £3,800,000.
The property extends to 32,606 sq ft of flexible retail warehouse space let to Next, Sports Direct, Iceland, Poundland and Pets at Home. The rent range is from £11 – £18 per sq ft and the purchaser will receive an initial return of approximately 8.5%.

M7 acquires fully let South East retail park
St Peter’s Wharf Retail Park in Maidstone was purchased by M7 for £19,700,000. The scheme comprises of 93,685 sq ft fully let to Asda Living, Hobbycraft, TK Maxx and The Range at an average rent of c.£18.20 per sq ft. Vendor was CBRE IM.
Maidstone is a popular commuter town with easy access to London. The asset is located in close proximity to the town centre, with neighbouring occupiers including Travelodge and Wickes.
