Lease regears and a new letting strengthen Robert Boby Retail Park

ESH, acting for CBRE Investment Management, have completed a series of lease regears and a new letting on every unit at this busy retail park in recent months.  The scheme is situated alongside a Waitrose foodstore and within walking distance of Bury St Edmunds town centre and leisure park.  Both TK Maxx and Halfords have extended their leases by 5 years whilst rebasing their rents to market levels.  Separately our clients have completed a new letting of the former PC World to The Gym Group who’ve taken a 15 year lease on 13,002 sq ft following the landlord obtaining a widened planning consent for gym use on that space.

ESH represents Fund on the sale of furniture retail park investment

Abrdn, represented by ESH, have disposed the of Winterhill Retail Park in Milton Keynes owned on a Long Leasehold of c.90 years. The prime furniture park investment was purchased by Clearbell for a price of £15,500,000.

The scheme is let to Dunelm, Bensons for Beds, Fabb Furniture, Sofology, NCF Living and Natuzzi at an average rent of  approximately £20 per sq ft, with a WAULT to break of 4.75 years.

Fully let northern retail park purchased by FPG

FPG, represented by ESH, have purchased the discount food anchored Crossley Retail Park in Halifax. The asset was sold by CBRE IM for a price of £9,350,000.

The scheme is fully let to Aldi, Home Bargains, Halfords, Pets at Home and Iceland at an average rent of £11.57 per sq ft, with a WAULT of 6.5 yrs to break and 7.11 years to expiry.

ESH advises on the purchase of South East retail warehouse

London Metric, advised by ESH, have successfully completed the purchase of a solus retail warehouse investment at Westwood Cross in Thanet from abrdn.

The unit is let to DFS for over 9 years and the price of £3.785m reflected a net initial yield of approximately 6.75%.

Centrally located Milton Keynes retail park purchased off market by Mayfair Capital

Mayfair Capital, represented by ESH, purchased The Place Retail Park in Milton Keynes for a price of £20,400,000. The asset was sold off market by Quadrant Estates/Tristan Capital.

The 66,756 sq ft scheme is let to DSG, American Golf, Aldi and Starbucks at an average rent of £17.52 per sq ft. WAULT 7.28 years to break and 9.98 years to expiry.

ESH advises abrdn on sale of West Midlands retail warehouse shed let to UK leading outdoor retailer

Abrdn, represented by ESH, have disposed of the Go Outdoors in Coventry for £4,500,000. The purchaser was a Private Property Company.
The property extends to approximately 48,813 sq ft and is let to Go Outdoors until January 2031, at a recently rebased rent of £7.38 per sq ft. WAULT 4.5 years to break and 9.5 years to expiry.
