Lidl dispose and acquire in Guildford

ESH, acting for Lidl, have both acquired a landmark foodstore and disposed of a surplus 1-acre site for their clients in a key South East town.  ESH helped secure a new lease on the former Curry’s unit fronting the A25 arterial route where a food planning use has since been obtained.  The store has since opened and is understood to be performing extremely well.  Separately, ESH have helped complete the disposal of Lidl’s surplus long leasehold interest in a nearby plot of land on Woodbridge Meadows to a commercial developer planning to build a trade/office scheme subject to planning.

BMO Real Estate gain Pure Gym and re-gear Halfords

BMO Real Estate Partners have successfully re-geared the Halfords for a further 5 years and let the former Office Outlet unit to Pure Gym on their Greenham Road Retail Park in Newbury. A new 15 year lease was agreed with Pure Gym.

ESH acted on behalf of BMO Real Estate Partners.

Abrdn disposes of fully let retail park in Colchester

ESH represented Abrdn in the disposal of Colchester Retail Park for a sale price of £13,100,000 to Buccleuch Property.
The 62,000 sq ft asset is fully let to Matalan, Go Outdoors, Shoe Zone, Matha Supermarket, Pure Gym, Subway and Starbucks, at an average rent of £17.75 per sq ft, with a WAULT of 9.71 years to expiry and 8.31 years to break.

Dreams bed down in Wincheap, Canterbury

ESH acting for of the owner, Savills Investment Management on behalf of The Charities Property Fund, have completed a letting to Dreams Beds on this 9,907 sq ft former Poundstretcher unit on a new 10 year lease.  Dreams have since opened and installed a large premium “Feather & Black” concession within the store alongside the usual Dreams offering.

South East discount retail park acquired in forward commitment by KFIM

Knight Frank Investment Management, advised by ESH, have completed on the development of an Aldi and Home Bargains on Beacon Hill Road in Fleet. The purchase was a forward commitment with the tenants due to be open and trading shortly.

Upon completion Aldi will be secured for a term of 20 years and Home Bargains 15 years with an average rent of £17.78 per sq ft. The price paid was £10.975 million. Lewis & Partners and Avison Young acted for the developer.

Lease regears and a new letting strengthen Robert Boby Retail Park

ESH, acting for CBRE Investment Management, have completed a series of lease regears and a new letting on every unit at this busy retail park in recent months.  The scheme is situated alongside a Waitrose foodstore and within walking distance of Bury St Edmunds town centre and leisure park.  Both TK Maxx and Halfords have extended their leases by 5 years whilst rebasing their rents to market levels.  Separately our clients have completed a new letting of the former PC World to The Gym Group who’ve taken a 15 year lease on 13,002 sq ft following the landlord obtaining a widened planning consent for gym use on that space.
