Loughborough gets the Royale treatment

Surrey County Council, solely advised by ESH, has completed a new letting to Burger King at Willowbrook Retail Park in Loughborough.

The global burger chain has taken a new 20 year lease on the former Pizza Hut unit, which extends to approximately 3,640 sq ft and occupies a prominent roadside position, fronting Derby Road. The deal was concluded in a timely fashion and significantly enhances the rental income from this unit.

Hattrick of deals at 28 East Retail Park

Savills IM, jointly advised by ESH and Xprop, has completed a trio of lease regears at 28 East Retail Park in Newport.

The Range have committed to a new 15 year lease to 2037, whilst B&M and Halfords have both signed 5 year reversionary leases, extending their occupation to 2032 and 2028 respectively. These initiatives not only demonstrate the retailers commitment to the scheme, but also significantly enhanced the WAULT whilst maintaining the income profile.

ESH advises on acquisition of long-let Premier Inn

ESH have advised their private client on the acquisition of the Premier Inn in Birkenhead for a purchase price of £4,700,000. Stephens Maguire acted for the vendor.

The property is a 67 room hotel occupied by Premier Inn with an attractive unexpired term for over 12 years to break and 17 years to expiry.

GJL Property Developers fully let Friary Retail Park

Acting on behalf of GJL Property Developers Limited, ESH along with joint agents Harvey Spack Field have transformed the scheme from 1 trading tenant in June 2022 to a fully let position in 4 months.

Savills IM brew new Costa and Greggs lettings in Uttoxeter

Savills Investment Management on behalf of the Charities Property Fund has completed two new lettings to Costa Coffee and Greggs at Dovefields Retail Park in Uttoxeter.

Costa and Greggs have both signed new 10 year leases on 1,861 sq ft GIA & 1,518 sq ft GIA respectively. The unit formerly occupied by a Frankie & Benny’s restaurant has been subdivided by the Landlord to suit operator requirements. The Costa is now open and Greggs is set to open shortly.

Ropemaker Properties add to the Tenant blend in Walsall with new Costa letting

Ropemaker Properties, solely advised by ESH have successfully completed a new letting to Costa Coffee at Reedswood Retail Park Walsall.

Costa have taken occupation of the former Carphone Warehouse unit on the Park, which has now been converted into a fit for purpose drive-thru unit extending to approx. 2,200 sq ft GIA. Costa have taken a new 15 year lease on the unit. The letting will further enhance the existing F&B offering at the fully let scheme and is illustrative of the continuing strength of the drive-thru/ roadside market.
